There are 106 rooms in total at Osboine Contemporary Aged Care.

- Ninety (90) are single rooms with a private ensuite bathroom.

- Sixteen (16) rooms have a shared ensuite bathroom.

- Two (2) of the rooms share a connecting door.

- Forty five (45) rooms overlook an internal courtyard garden.

- Sixty one (61) rooms overlook an external garden.

 The rooms are warm & welcoming with modern fresh furnishings, high ceilings, and a large window creating a feeling of light and space.

Description of quality, condition, size and amenity of common areas to which a person living in this room would have access

The Home is set beside the Camelia Court Retirement Village (59 villas) and Ritcher Lodge, another residential aged care facility with 45 places, off Guildford Road near the Swan River and next to the Eric Singleton Bird Reserve. There is a car park to the side of the home but there is a drop off area outside reception; with easy wheelchair access as electric glass doors open into an attractive lobby area overlooking a Japanese garden.


The Home is well-lit with natural and electric lighting, air conditioned with wide carpeted hallways displaying a wide range of art work, wide enough for two wheelchairs to pass simultaneously.


There are eleven lounge areas with comfortable chairs overlooking gardens and courtyards for relaxing; watching television or listening to music or spending time with family & friends.


The Home has five internal paved courtyards with established landscaped gardens, two gazebos with a winding path and garden chairs to stop and rest and enjoy being out in the sunshine.


There are three open plan dining rooms with serveries where the meals are prepared and served. All meals are cooked daily at the Home.


There are two dedicated Club Rooms for residents’ activities overlooking the landscaped gardens; used for scheduled activities and as a drop in centre, to listen to music, read the paper or watch television.


There are two large fish tanks, one in a dining area and the other is a lounge.


There is a dedicated Hair Salon.


There are disabled toilets; three for visitors and four for residents.

There are three large communal bathrooms for residents who use a shower trolley for their ablutions.

- Eight (8) rooms look out onto internal courtyard gardens.

- Eight (8) rooms look out onto external gardens.

The residents’ rooms are light, warm & welcoming with modern fresh furnishings & high ceilings. They each have a large window (2 sqm) creating a feeling of space.

Note: The remaining 90 rooms are single with private ensuite (two of those 90 rooms have a connecting door) - see other room type.
